Q: What is the max capacity?

A: We can most comfortably accommodate 225 guests or less in the barn.

Q: Can our dog stay with us at the venue?

A: Yes! We are dog friendly but ask they are picked up after in the yard, kenneled when alone in the house, and are not allowed on the furniture or beds.

Q: Do you require event insurance?

A: Yes, event insurance is required with the venue listed as “additional insured.” This is pretty common when booking a venue and is typically very inexpensive. It provides you with a lot of protection and reassurance. We can help recommend a site to purchase from!

Q: What if it rains?

A: The barn is a great backup in case of rain. There are several options for turning the barn into a beautiful ceremony location but vary depending on the number of guests attending.

Q: Do you provide linens?

A: Not at this time, but we do have great suggestions when it comes to purchasing or renting. Let us know how we can help!

Q: Can you “hold” a date for us?

A: We do not “hold” dates without a signed contract, your first payment, and an event insurance policy. Once those items are complete, you are on our calendar!

Q: Do you have an open vendor policy?

A: Yes! We want you to be able to use who you want for your big day, so we are open to vendors. We just require you to use one of our three preferred bartenders which can be found under the “Vendors We Love” tab. Vendor license and insurance information is required to be submitted at least 30 days before your event.

Q: Do you have a designated parking area?

A: Yes! Parking is on the lot on the north side of the property. The parking lot does have lights.

Q: What if I need to reschedule my tour?

A: No problem—please just contact us as soon as you know you won’t be able to make it and we can help you reschedule.

Q: Do you offer payment plans?

A: Yes! We require 25% down and a signed contract to hold you date. Remaining payments are typically 25% each and collected at 9 months prior, 6 months prior, and 3 months prior. All balances are due 3 months prior.

Q:What is your most popular package?

The weekend package is definitely our most popular option, which includes full use of the house, yard, and barn from Friday at 3pm to Sunday at 12pm. 

A typical Friday includes rehearsal and rehearsal dinner, decorating the barn for the reception, and spending time with your bridal party and close friends/family.

Saturday is wedding day and all about celebrating your love! You get to wake up along with some of your favorite people and have breakfast, get wedding ready, take photos, enjoy a no rush day, and of course get married! All of your vendors come right to you.

Sundays are often filled with enjoying breakfast, opening gifts in the sitting room, and cleanup. We will meet you for a quick walkthrough and then on to your happily ever after!

Q: Do I need to make an appointment for a tour or can I just drop by?

A: Tours are by appointment only.

Q: Are food trucks allowed?

A: Yes! However, they must provide their own power source.

 

Q: Can we bring our own alcohol?

A: Yes, you may purchase your own alcohol, but you must hire one of our licensed/preferred bartenders to serve the alcohol. We do not charge costly “per guest” drink packages. Sorry, guests are not allowed to bring in outside alcohol.

Q: Are there any other additional costs in addition to the venue rental?

A: Additional charges include sales tax, a house cleaning fee, and security. Security is required from your ceremony to the end of the reception if alcohol is served and/or if you have over 100 guests. The cost is calculated at the time of booking and we take care of scheduling said personnel.

Q: What are the roles of the venue staff before and during your event?

A:  Our venue staff will work with you to personalize your layout so that the day of your event all tables and chairs are in place when you arrive. The day of your event, we will set up your ceremony chairs/benches, and arbor (if using ours). We will greet vendors, direct parking, and manage any facility needs. While we'll do our best to handle any other issues that come up, we recommend having an event planner/coordinator so that you and your loved ones are able to completely relax and fully enjoy your day. 

Q: Is the barn air conditioned/heated?

A: Being a tobacco barn, the barn is open-air and is cooled with fans and heated with infrared and patio heaters. The bathrooms have their own individual wall heaters. Early Spring or late Fall dates may require additional patio heaters to be rented from an outside vendor, depending on the weather.

Q: What form of payment is accepted?

A: We accept cash or check.

Q: What time do ceremonies usually start?

A: Depending on season, ceremonies usually start somewhere between 4:00pm and 6:00pm.

Q: How many guests can stay overnight in the home?

A: The home accommodates up to 23 overnight guests.

Q: Can we have fireworks?

A: We allow sparkler “sendoffs” at least 20 feet from the barn but no other fireworks are permitted. We will help organize your guests as well as facilitate the lighting and extinguishing of the sparklers.

Q: Can guests leave their cars parked overnight?

A: Only the vehicles of the 23 guests staying overnight in the home may be left overnight.

Q: What time do events end?

A: Events must end by 11:00pm on Friday & Saturday and 10:00pm all other days.

Q: Can we bring a camper or RV? Can guests sleep in tents?

A: No, we do not allow campers or RVs on the property. Guests sleeping in tents is not permitted.

Q: Are there hotels nearby?

A: Yes, there are hotels in almost every direction. Check out Platte City, Weston, St. Joseph or Kansas City (near the airport) for lots of options!

Q: Is there an area for my caterer?

A: Yes, we have a catering kitchen in the barn with prep counters, a sink, a standard upright refrigerator/freezer and a chest deep freezer.

Q: Do you have decor items?

A: Yes, we offer a 5’x7’ arbor which you may use for your ceremony. We also have a wooden cross. You can check social media to see the different ways these have been decorated by previous couples! Our decor collection is gradually growing and you are welcome to use what we have!
